Grants and loans available for property investors
If you are looking to get on the investment property ladder and require outside funding in order to do so, then there are several options open to you. However, even for experienced property investors, the funding market can be difficult to negotiate. Here are some of your top options.
These can be used to purchase commercial property such as shops and warehouses – or anything that isn’t a residential property. They work mostly in the same way as a residential mortgage helping you to spread the cost of a house purchase over time. If you don’t have a deposit, it is possible to get 100% finance if you use other assets as security.
Buy to let mortgage
If you are buying residential property to let out, then a buy to let mortgage is probably your best option. If you are doing this for multiple properties then it may be possible to combine multiple investments into one mortgage.
Auctions are a quick way to get property in your portfolio and often at a discounted price. There are lenders out there that specialise in auction finance, lending you the money to pay the balance after 28 days. Some will even give you the money up front in the form of an agreement in principle.
One of the best ways to secure funding for your investment is through a private lender. They specialise in lending to the investment market and so they can often be well placed to provide information. They are usually faster than high street lenders and will often lend in circumstances that high street banks will not. Development and bridging loans are often used to cover the gap between purchase and sale and terms can be tailored to fit your needs.
There are newer and more creative ways of getting funding, such as using crowdfunding websites. While there have been some good examples of this working in recent years, it is not considered a genuine long-term solution for investment funding.
